Hi! My name is
Steven Silvers. You may remember me as a Countrywide loan officer for KB
Home in the Antelope and Santa Clarita valley areas several years ago.
I now manage Hope Housing Agency, a non-profit
housing agency.
I want to personally
invite you to our Grand Opening on Friday, January 9th, 2009
at our office which is located in the Woodland Business
Park at 1543 E. Palmdale Blvd.#A.

Note: We originally scheduled an Open House
for the holidays (on Dec. 18, 2008) but it SNOWED! SNOW in Palmdale shuts down
the freeway and most roads, and schools and business close for safety purposes
to keep folks off the ice-covered roads. So we had to cancel the December 18
event. In its place we are throwing
a Grand Opening on Jan. 9, 2009!

Alliance is an alliance of lenders. It obtained its start-up funding from a

counselors who were members of their lender alliance. This Alliance of lenders pays those counselors up
to $1,500 for each homeowner they steer to the lender so those counselors
work for the lenders (since it is the lender who pays them). The intended
effect of this steering is to keep homeowners away from counselors who truly
work for the homeowner.
Why do they want to keep
homeowners away from counselors like the Hope Housing Agency? Because the
probability is very high that your loan documents may contain serious lending
violations, especially if you obtained your home loan between 2000 and 2007
and especially if you have a sub-prime loan, a stated income loan or a low- or
no-doc loan.
As an independent housing
counseling agency, we employ a Forensic CPA and Certified Fraud Examiner, loan
underwriters and attorneys to examine your mortgage documents.
If violations are found we can submit a
HUD-approved housing counselors assessment, a professionally prepared forensic
loan audit, Forensic CPA fraud findings and an attorney opinion letter to your
lender. This demonstrates that you have grounds to file a lawsuit if they
neglect to negotiate a reasonable settlement.
No counselor
associated with the Hope Now Alliance would do this for you because they work
for the lender and no lender wants you to find out that your loan may have
significant lending violations!
The fact is that many
loans contain significant violations of Federal TILA and/or RESPA lending laws.
Our forensic audit of your loan documents includes (but is not limited to) a
compliance examination of your initial and final Truth-in-Lending Statements,
Good Faith Estimates, HUD-1 Settlement Statement, High-Cost Loan disclosures,
and all other state and federally-required mortgage loan disclosures.
We also examine your loan documents for
evidence of lender misconduct, breach of fiduciary duty, due diligence,
misrepresentation, unconscionability and other matters of ethics or acts of fraud or negligence, etc.
Lenders are required to respond to our
qualified written requests within 20 days. They have 60 days from the date of
our request to remedy the violations through a loan
modification or workout agreement. If they neglect to agree to an equitable
remedy the homeowner is entitled to bring a claim for any violations. Such a
claim could cost the lender a substantial sum to defend and it could place
foreclosure proceedings on hold for up to two years or more if the lender opts
to defend the case in federal court. Therefore, it is more cost-effective to
the lender to settle by agreeing to a reasonable loan modification settlement.

save your home includes permanent modifications to the terms of your mortgage
in order to give you a low fixed interest rate with sustainable and affordable
payments, a reduction in principle if you owe more on your home than it is
currently worth, and more.
